Requirements snapshot
Meet every current gate before licensed activity.
Age and education
Be at least 18 and hold a high school diploma or equivalent. Complete 60 class/clock hours of Board-approved Principles of Real Estate education and earn a passing grade on the monitored final written assessment. Virginia’s current sources used here do not establish a universal course-final percentage.
Exam and fingerprints
Standard applicants take the National and Virginia PSI portions, then obtain fingerprints through a current approved option.
Signed application and status choice
The initial application has no online option. Submit the signed current form within one year of the initial examination date and within 90 calendar days after fingerprint results reach the Board. Active applications require firm or broker information and signature; no affiliation results in an inactive license, and no licensed activity is allowed while inactive.
Criminal-history scope
Disclose all felony convictions and, within the prior five years, misdemeanors involving fraud or dishonesty, sexual offenses, non-marijuana drug distribution, or battery. The application excludes juvenile-court adjudications; pardoned, set-aside, reversed, or expunged matters; pending dispositions; adjudication withheld; deferred judgments; and otherwise inoperative matters.
