Exam structure

The Tennessee Affiliate Broker exam is administered by PSI Services and is generally structured as a national portion covering general real estate principles, plus a Tennessee state-specific portion covering state statutes and Commission rules. The two portions are typically scored independently, meaning a passing score on one does not automatically apply to the other. Verify current question counts, time limits, and passing thresholds directly in the official PSI candidate information bulletin, since these details can be updated.

Registering and scheduling

After completing the 60-hour Basic Principles of Real Estate course, candidates register with PSI to schedule an exam appointment, either at a physical test center or through approved remote online proctoring where available.

Retake rules

If you do not pass one or both sections, verify current PSI and Tennessee Real Estate Commission policy on retaking only the failed section, any required waiting periods, and how long a passing section score remains valid before it expires.

License issuance steps

Passing the PSI exam is not the same as holding an active license. Tennessee requires the 30-hour Course for New Affiliates, a background check, and Principal Broker/firm affiliation and E&O documentation for an active path before active practice.
