Application sequence before license issuance
1. PSI exam result
Passing both portions of the PSI Affiliate Broker exam is the trigger for the next stage of the application process. A passing score alone does not authorize you to practice.
2. Complete the 30-hour Course for New Affiliates
This issuance-stage course is a distinct Tennessee requirement, focused on practical brokerage operations under principal broker supervision.
3. Fingerprints and background check
Applicants submit fingerprints through a state-contracted vendor for an FBI/TBI criminal history check. Because clearances are time-limited, coordinate this step's timing with the rest of your application.
4. Principal broker affiliation and E&O
An active Affiliate Broker license requires affiliation with a supervising principal broker and continuous Errors and Omissions insurance coverage.
5. Final license issuance
Once all of the above steps are complete and verified, the Tennessee Real Estate Commission issues the active Affiliate Broker license.
What to Do the Day You Pass
A short, ordered checklist rather than a restatement of the full path.
- Confirm your PSI pass result and section scores.
- Complete the 30-hour Course for New Affiliates if you have not already.
- Complete or confirm your background/fingerprint clearance is current.
- Finalize your Principal Broker affiliation.
- Confirm E&O coverage is in place (group policy or independent, meeting the state minimum).
- Submit your license application through the current TREC process, and confirm receipt.
Active or Initial Retired application path
Passing an examination is not a license. Document the 30-hour Course for New Affiliates, complete the current fingerprint/background process, and submit through CORE. For an active Affiliate Broker path, address Principal Broker or firm affiliation and E&O documentation. If no firm has been found, confirm the Initial Retired Affiliate path with TREC; it does not authorize licensed activity and later activation has separate requirements.
