The Massachusetts salesperson requirements checklist
These are the pieces the Board of Registration and DOL currently expect before you hold an active salesperson license.
Age and eligibility
To qualify for a Massachusetts real estate salesperson license, an applicant must be at least 18 years old. The current eLIPSE application may request additional identity, disclosure, professional-license, tax or supporting-document information based on the applicant’s circumstances.
Pre-license education: the 40-hour course
The foundational requirement is 40 hours of Board-approved pre-licensure education at an authorized real estate school. Completion earns a Massachusetts Board of Real Estate Educational Certificate, valid for two years from course completion. See the MA license course guide.
Three candidate endorsements
The Board requires three complete candidate endorsements. Endorsers cannot be related to the applicant and cannot be classmates known to the applicant only from the pre-license course. Endorsers do not need to be Massachusetts residents.
CORI
Applicants complete the current DOL Criminal Offender Record Information (CORI) form as part of the application. The Board reviews criminal and disciplinary history and may request additional explanations or official records.
Exam

Application, Board review, and issuance
Submit the examination/licensure application through eLIPSE with the Educational Certificate, three endorsements, current DOL CORI form, and other applicable supporting documents. An incomplete application remains open for 180 days. The Board reviews the file and authorizes examination before the candidate schedules with PSI.
After passing the required examination portions, complete the applicable fee and issuance step. The license fee must be paid within 30 days after notice of passing. Affiliate with a broker before performing licensed activity; an unaffiliated salesperson may not practice.
