What eLIPSE actually is

eLIPSE is the current online portal used by the Massachusetts Division of Occupational Licensure for real estate license applications, renewals, and other licensing transactions. You create or use a MyMassGov account to access it. It is a government application and licensing-management system — not a school, and not the exam vendor. PSI Services, not eLIPSE, administers the examination.

What has to be ready before you apply

By the time you submit an application through eLIPSE, you should have your Massachusetts Board of Real Estate Educational Certificate, your three completed candidate endorsements, your current DOL CORI form, and any other current required documentation ready to upload. Payment instructions are presented through the current application workflow.

Application review and exam authorization

The Board reviews your application, including endorsements and CORI materials, before authorizing you to schedule the PSI exam. Incomplete applications may be held open for 180 days before being treated as abandoned. Confirm current review timelines and abandonment rules with DOL.

What a PSI pass result does and doesn't mean

Passing the required PSI exam portions means you're eligible to move to the fee and issuance step. It does not, by itself, mean you're licensed. Current Mass.gov guidance routes in-person candidates through testing-center payment and issuance. Remote candidates follow the instructions provided by PSI.

Paying the license fee

The license fee must be paid within 30 days after notice of passing, or the candidate may need to retake the examination. The fee is separate from the PSI Candidate fee and is prorated based on date of birth. See the cost guide.

Broker affiliation before practicing

Broker affiliation is required before performing licensed activity as a salesperson; it is not required merely to submit the standard examination application.

eLIPSE account transaction status is not proof of issuance by itself. After issuance, the eLIPSE public license search / DOL Check a License route provides the authoritative public issued-license record for this Board.
