PSI Services is the Board-contracted exam vendor for Massachusetts real estate licensing.
Who administers the exam
The Board contracts with PSI Services to administer the Massachusetts salesperson and broker examinations. Current Mass.gov guidance allows in-person and remote examination delivery; remote candidates follow PSI's instructions for issuance.
Exam structure
The Massachusetts exam is structured as a National/General portion and a Massachusetts State-specific portion, evaluated separately. Question counts, time limits and current retake procedures are published in the current PSI Candidate Information Bulletin.
Current fee and validity facts: Salesperson Candidate $85; Broker Candidate $106; missed-exam/rescheduling figure $54. The exam fee is valid for one year from payment. In-person and remote delivery are available. The license fee is due within 30 days after notice of passing.
Scoring
The minimum passing score is 70% on each portion, evaluated independently — a strong score on one portion does not offset a weak score on the other. A passing portion remains valid until your Educational Certificate expires. Review the current PSI Candidate Information Bulletin for current retake procedures and remote-delivery instructions.
The Educational Certificate eligibility window
Your Massachusetts Board of Real Estate Educational Certificate is valid for two years from course completion, and a passing exam portion remains valid until that certificate expires. If the window lapses before you pass all required portions, you generally need to repeat the 40-hour pre-licensure course.
