How do you renew a Colorado real estate broker license?
Renewal has two layers: the licensing transaction in the DRE online system and the education record behind it. Payment may be accepted during a grace period, but CE timing has its own stricter rule.
- Confirm your license period. Newly issued broker licenses have an initial period with no CE obligation; after that, active brokers move into a three-year CE cycle.
- Complete 24 hours of CE within the active cycle. The standard active-broker requirement is 24 hours during each three-year cycle.
- Complete three different ACU versions. Twelve hours must come from three different four-hour Annual Commission Update courses.
- Add 12 approved elective hours. The remaining 12 hours can come from Commission-approved elective CE courses.
- Finish CE before expiration. The 31-day grace period is for renewal submission, not late CE completion.
- Renew through the DRE online account. Use the Renew/Reinstate license option, pay the current fee, keep your receipt, and confirm your new expiration date in the portal.
The Colorado CE formula: 12 ACU hours + 12 elective hours
Colorado renewal is easy to misread because “24 hours” is not 24 interchangeable hours. The ACU block is mandatory and year-specific.
| CE component | Requirement | What counts | Common failure point |
|---|---|---|---|
| Annual Commission Update | 12 hours total | Three different 4-hour ACU course versions during the cycle. | Taking one version twice, skipping a year, or trying to use a later ACU to replace a missed past version. |
| Approved electives | 12 hours total | Any combination of Commission-approved elective CE hours. | Buying courses not approved for Colorado broker CE or completing credits outside the cycle. |
| Total active-cycle CE | 24 hours | ACU + approved electives completed within the license cycle. | Completing CE after expiration and assuming the renewal grace period cures it. |
| Certificate retention | 4 years minimum | Course completion proof retained by broker and provided during audit if requested. | Relying on a provider portal that later becomes unavailable. |
| Total | 24 hours | 3 ACU versions + 12 elective hours | Must be completed by the license expiration date. |
Annual Commission Update courses are the main renewal trap
The ACU course changes each year and is designed to cover recent regulatory changes and practice issues. Colorado treats the annual version seriously.
Renewal timing: payment grace period does not rescue late CE
Colorado separates the act of filing renewal from the education deadline. This is the most important practical distinction on the page.
| Timing item | Rule | Why it matters | Action |
|---|---|---|---|
| Online renewal window | Available 45 days prior to the first day of expiration. | You can start early; there is no reason to wait until the deadline. | Log into the DRE license portal before the final week. |
| CE completion deadline | CE must be completed prior to the license expiration date. | The 31-day grace period does not apply to CE. | Finish ACU/electives before expiration, not during grace. |
| Renewal grace period | 31 days from expiration to complete the renewal process without penalty fees. | Only helps with filing/payment timing, not CE timing. | Use only as a last buffer for the transaction, not education. |
| Late CE | Education completed after expiration may count toward the next cycle instead. | Late CE may not cure the cycle you are trying to renew. | Contact DRE or use approved alternatives if you missed required CE. |
| E-license update | DRE says to allow time after payment for the new license to generate. | Your visible expiration date may not update instantly. | Print/save receipt and confirm license information in the portal. |
Inactive, expired, reinstated, active: four different states
Colorado brokers often confuse “reinstated” with “active.” DRE says successful reinstatement of an expired license moves it to inactive status; activation is a separate request.
| Status / scenario | What it means | Can you practice? | Next step |
|---|---|---|---|
| Active | License is current and in active status, assuming E&O and brokerage relationship requirements are satisfied. | Yes, subject to current affiliation and restrictions. | Track CE, E&O, ACU and renewal window. |
| Inactive | License record exists but broker is not authorized to perform brokerage services while inactive. | No. | Use Transfer / Activate / Inactivate license application and satisfy CE/E&O requirements. |
| Expired | License was not renewed by the applicable deadline and is no longer current. | No. | Submit reinstatement within the three-year limit if eligible. |
| Reinstated expired license | DRE says reinstatement moves an expired license to inactive status. | No, not automatically. | Submit a separate activation request to move from inactive to active. |
| Inactive more than 36 months | DRE requires additional reactivation education/exam steps. | No until reactivated. | Complete State exam or 72 hours: 48h Colorado Contracts & Regulations + 24h Real Estate Closings. |
| Expired more than 3 years | DRE states reinstatement is no longer available. | No. | Reapply for the license under current requirements. |
Colorado CE audit: keep certificates and match the cycle
The Commission randomly audits CE compliance after the cycle. The practical requirement is not only completing courses, but proving that the right courses were completed in the right period.
Renewal also touches insurance, brokerage status and the eLicense portal
The visible renewal requirement is CE, but a clean active license also depends on insurance, portal status and affiliation details.
| Portal item | What to verify | Risk if wrong |
|---|---|---|
| Login / password | Can access DRE eLicense account before deadline. | Lost password delays renewal during deadline week. |
| Email address | Renewal notices and audit notices go to reachable email. | Missing audit request or renewal notice. |
| CE records | All certificates downloaded and stored. | Unable to respond to audit quickly. |
| Receipt | Print/save payment receipt after renewal. | No payment proof if status update lags. |
| Expiration date | Confirm updated license date after processing. | Assuming renewal completed when portal still old. |
Where to go after renewal planning
Renewal often reveals a second task: checking status, changing brokerage affiliation, buying CE, or reinstating an expired license.
