Financing math is mostly percentage discipline.

Most financing calculation misses come from choosing the wrong base: sale price, appraised value, loan amount, or monthly payment. Before calculating, underline the number the formula actually uses.

Loan amount ÷ value
If the question gives both purchase price and appraisal, check which value the lender uses. LTV logic drives down payment, cash required, and risk language.

Price − loan amount
This often appears as a reverse problem: if LTV is 80%, the buyer contributes 20%, before separate closing costs.
Points
Loan × point percentage
One point equals one percent of the loan amount. The trap is applying points to the property price instead of the borrowed amount.

Proration questions punish sloppy timing.

For tax, rent, interest, HOA, or insurance-style prorations, write three things before touching arithmetic: annual/monthly amount, day-count method, and who owes whom at closing.

Identify the item
Taxes, rent, interest, assessment, or other recurring charge. Decide whether it is paid in advance or arrears.
A prepaid item and an unpaid accrued item move in opposite directions.

Find the daily amount
Convert annual or monthly amount into the day-count method the question gives. Do not switch from 360 to 365 mid-problem.
Wrong denominator creates a correct-looking but wrong answer.
Step 03
Assign debit / credit
Ask who benefited from the item before closing and who will pay after closing. Then assign the credit logically.
Many candidates calculate the dollar amount correctly but reverse the parties.

Area, acreage, tax, and commission are fast points if the setup is clean.
